How to use the tar and chip driveway cost calculator
Work through the tabs of the tar and chip driveway cost calculator in order, or jump to the one you need. For hot mix tonnage on the same driveway, our asphalt calculator gives the weight and material cost.
- Enter the driveway size. Type the length and width in feet. If you already know the area, type the square feet instead.
- Choose resurfacing or a new build. Pick resurfacing if the driveway has a sound base, or a new build if the ground needs excavation and a stone base.
- Pick coats and stone. Choose a single or double coat and standard or decorative stone, then add any edging in linear feet.
- Read the cost and the materials. Press Calculate for the price range and cost per square foot. The Materials tab shows the binder and stone, and the third tab compares hot mix asphalt.

What is a tar and chip driveway?
A tar and chip driveway, also called a chip seal driveway, is built on site in layers. A truck sprays hot liquid bitumen binder over a prepared base, crushed stone is spread on top, and a heavy roller presses the stone into the binder. The result is a rough, stony surface with plenty of grip. The method goes back to tarmacadam roads.
Today the “tar” is almost always bitumen from crude oil, not coal tar. The stone is usually angular 3/8 inch or 1/2 inch granite, quartz or river stone. Unlike hot mix asphalt, which is mixed at a plant and rolled, chip seal is assembled on the driveway itself.

Tar and chip driveway cost per square foot
Most tar and chip driveway jobs cost about $1.50 to $4.50 per square foot. What you pay depends on the base under the driveway and the number of coats. The tar and chip driveway cost calculator uses these ranges:
Example: 50 ft by 16 ft driveway, double coat, decorative stone
- Area: 50 × 16 = 800 sq ft
- Resurfacing: 800 × $1.50 to $2.50 = $1,200 to $2,000
- Double coat: 800 × $0.60 to $1.00 = $480 to $800
- Subtotal: $1,680 to $2,800
- Decorative stone, 15% to 30% extra: $252 to $840
- Total: $1,932 to $3,640, or about $2.42 to $4.55 per sq ft

A standard two-car driveway of 600 to 1,000 sq ft has a chip and tar driveway cost of about $900 to $4,500. Long rural driveways over 3,000 sq ft often get a lower price per square foot because the crew and distributor are on site once and cover a lot of ground. Very small jobs usually cost more per square foot, because most contractors have a minimum charge.
Chip seal driveway cost and tar spray and chip prices
The chip seal driveway cost is the same as the tar and chip cost, because these are two names for one job. You may also see it quoted as “tar spray and chip” or “oil and stone”. Contractors price the spray and the stone together, per square foot or per square yard.
- Per square foot: about $1.50 to $2.50 over a sound base, and $2.50 to $4.50 for a new build.
- Per square yard: multiply by 9, so about $13.50 to $22.50 over a sound base.
- What drives the price: base condition, the number of coats, stone type, access for the spray truck and how far the crew travels.
Binder and stone are a small share of the total. Most of the price is the crew, the spray distributor and the rollers, which is why a double coat adds only about $0.60 to $1.00 per square foot. This page works as a chip seal cost calculator and a chip seal driveway cost calculator for that reason: the maths is the same whatever name your contractor uses.
Tar and chip vs asphalt
Run both prices through the tar and chip driveway cost calculator and the asphalt tool, and you will see tar and chip costs less to install than hot mix asphalt, but it does not last as long and the surface is rougher. Here is how they compare.
| Measure | Tar and chip | Hot mix asphalt |
|---|---|---|
| New driveway cost per sq ft | $2.50 to $4.50 | $3 to $7 |
| Resurfacing cost per sq ft | $1.50 to $2.50 | $1.75 to $3.50 (overlay) |
| 1,000 sq ft new driveway | $2,500 to $4,500 | $3,000 to $7,000 |
| Typical lifespan | 7 to 15 years | 20 to 30 years |
| Sealcoating | Not needed | Every few years |
| Surface | Rough, good grip | Smooth, easier to plow |

Tar and chip does not need sealcoating because the stone layer shields the binder from sunlight. If you want the full hot mix price for the same area, use our asphalt driveway cost calculator, or check how an overlay works in our guide to asphalt on asphalt.
Tar and chip driveway pros and cons
Pros
- Lower cost. Roughly a quarter to a third cheaper than new hot mix.
- Good grip. The exposed stone gives traction in rain and on ice.
- No sealcoating. The stone protects the binder.
- Hides small cracks. The rough surface makes minor cracking hard to see.
Cons
- Loose stone. Some stone comes loose in the first few weeks.
- Snow removal. Plow blades can catch and pull up stones.
- Rough surface. Hard on bare feet, bikes and skateboards, and louder under tires.
- Shorter life. It generally lasts fewer years than hot mix.
Common tar and chip driveway problems
Most issues are small and have a simple fix. The table shows what to expect.
| Problem | Usual cause | What to do |
|---|---|---|
| Loose stone | Normal after rolling, or too little binder | Sweep it up after a week or two. Ask the crew to return if bare patches appear. |
| Bleeding in hot weather | Too much binder or too little stone | Spread sand or fine stone over the spot. A contractor can fix it with a light stone coat. |
| Plow damage | Blade riding too low | Raise the blade shoe about an inch, and avoid scraping to bare surface. |
| Cracks showing through | Failing base or old cracks not repaired | Repair the base before chip sealing. A new surface will not hide a failing base. |
| Stripping stone patches | Dirty stone or cold weather during the job | Re-spray and re-stone the patch. Hire a crew that works in warm, dry weather. |

How much binder and stone does tar and chip need?
For a quick check on a contractor’s quote, estimate the materials yourself with the Binder and Stone tab of the tar and chip driveway cost calculator. Binder is measured as the weight left on the surface per square foot. Stone is measured in pounds per square yard.
Example: 1,000 sq ft driveway, single coat
- Binder: 1,000 × 0.25 to 0.41 = 250 to 410 lb, or about 29 to 48 US gallons
- Stone: 1,000 sq ft is 111 sq yd, so 111 × 15 to 25 lb = 0.8 to 1.4 tons
These are planning figures, and your contractor sets the exact spray rate. For binder maths in more detail, including emulsion residue, see our bitumen calculator. To size loads, use the asphalt tonnage calculator.
Chip seal cost per mile for roads
Roads are priced per square yard, not per square foot. A single chip seal on a 20 ft wide road costs roughly $25,000 to $45,000 per mile, which works out to about $2 to $4 per square yard. A new road with a gravel base costs far more, often $60,000 to $110,000 per mile. These are rough planning figures that vary a lot by state and contract size.
Roads cost much less per square foot than a driveway because one large job spreads the crew and equipment cost over a big area. The Federal Highway Administration lists pavement preservation treatments like chip seal as a low-cost way to extend road life.
Hiring a contractor and keeping it in shape
Use the tar and chip driveway cost calculator to set a budget first, then compare it with local quotes.
- Get itemized quotes. Ask for the stone size, the number of coats and the base work in writing.
- Pick the season. The job needs warm, dry weather so the binder sets with the stone in it.
- Keep traffic off for a day or two. Then drive slowly for the first week.
- Sweep loose stone. Brush it back onto the surface instead of leaving it on the lawn.
- Fix the base early. Soft spots and ponding water are the main reasons a driveway fails.

Frequently asked questions
How much does a tar and chip driveway cost per square foot?
A tar and chip driveway usually costs about $1.50 to $4.50 per square foot installed. Resurfacing a sound base runs about $1.50 to $2.50, and a new build with excavation and a stone base about $2.50 to $4.50. A double coat adds about $0.60 to $1.00 per square foot. How much does a tar and chip driveway cost?
A typical two-car driveway of 600 to 1,000 square feet costs about $900 to $4,500, depending on the base and the number of coats. A 1,000 sq ft driveway is about $1,500 to $2,500 to resurface and $2,500 to $4,500 for a new build. How much does a chip seal driveway cost?
A chip seal driveway costs the same as a tar and chip driveway, because they are two names for one process. Expect about $1.50 to $4.50 per square foot, or roughly a quarter to a third less than new hot mix asphalt. What are tar spray and chip prices?
Contractors price the spray and the stone together per square foot. For a driveway that is about $1.50 to $2.50 per square foot over a sound base, plus about $0.60 to $1.00 for a second coat. Stone and binder alone are a small share of the price, and the crew and equipment make up most of the rest. What are the common tar and chip driveway problems?
The most common problems are loose stone in the first few weeks, snowplow blades catching stones, tire noise and a rough surface. In hot weather the binder can bleed up through the stone, and thin spots can develop if the spray rate or the stone was off. Most are minor when a good crew does the work. Can you do a tar and chip driveway yourself?
It is not practical. The job needs a heated spray distributor to put down the binder at the right rate, then stone spread and rolled before the binder sets. Mistakes cannot be undone once the binder cools, so most homeowners hire a contractor. How long does a tar and chip driveway last?
About 7 to 15 years. A double coat on a well-built base sits at the top of that range. A hot mix driveway usually lasts longer, at about 20 to 30 years. Is tar and chip cheaper than asphalt?
Yes. New tar and chip costs about $2.50 to $4.50 per square foot against $3 to $7 for new hot mix, so it is roughly a quarter to a third cheaper. Hot mix lasts longer and has a smoother surface, so compare lifespan as well as price.Does a tar and chip driveway need sealcoating?
No. The stone layer protects the binder, so sealcoating is not needed. Some driveways benefit from a light fog seal after several years to hold the stone in place. Can you tar and chip over an existing asphalt driveway?
Yes, if the base is sound. Fill cracks and potholes first, clean the surface and let the contractor spray the binder. Deep alligator cracking or sunken areas will show through, so a driveway like that needs repair or replacement first. How much stone and binder does a driveway need?
A single coat on a 1,000 sq ft driveway needs about 250 to 410 lb of binder (29 to 48 US gallons) and about 0.8 to 1.4 tons of stone. The Materials tab works this out for any size, and the bitumen calculator covers binder in more detail. Is there a driveway cost calculator for chip seal?
Yes. This tool is a tar and chip driveway cost calculator and a chip seal cost calculator in one. Enter the size, choose resurfacing or a new build, and it returns the price range and cost per square foot.Sources and resources
